Architect Sachin Sutar's "Unusual Spaces" has its offices in Sigma House, next to International Convention Center on the Senapati Bapat Road in Pune.

"I am not an architect of the ICC Towers. People from Pune appoint architects from Singapore. People from Pimpri Chinchwad appoint architect from Pune, Me!"

Yes, in the last 12 years of his career he has become one of the leading architects in PCMC. First 12 story building in PCMC, Mirchandani Group's 'Palms' at Rahatani, is his creation. Architect Sutar talks about 'Orchid':

Q. Is planning as per vastu?

A. 'Vastu' is a fad, personal beliefs. I follow 4 principles in planning 1. Light 2. Ventilation. 3. Privacy 4. Efficiency.

Q: What is great about the planning of 'Orchid'?

  • 'Concept': freedom to design your common living space, living+dinning+kitchen. No fixed compartments.
  • 2 Terraces for each flat. 1 for living, 1 for master bedroom. Not either/or to 'living' or 'bedroom'.
  • Shape of the plot adds to the design of the flat.
  • Main door of each flat faces either east or west.
  • Maximum space utilization. No space wastage in passages.
  • Shape of the flat: gives the feeling of' 'a home'.
  • Privacy for bedrooms. No bedroom door opens directly into the 'living'.
  • If you wish, you can attach the common toilet to the children's bed room.
  • Maximum light and ventilation for every flat.
  • Entrance lobby for each flat.
  • Contemporary elevation.
  • More living space. Achived with good ratio between open space (terrace) and covered space (carpet area). If terrace is larger than required it becomes economically burdensome for a home buyer.

Q. What about municiple sanctions and permissions?

A. In the process. You don't have to bother when i am there.
